At the NEC show in Birmingham Landlord are being reminded that the MUST ensure Gas Safety Checks are carried out and appliances are maintained correctly.

The HSE (Health and Safety Exec) will state to Landlords that these tests must be carried out, but the Landlord must ensure that it is from a CORGI registered engineer. Carbon Monoxide is a silent killer so it’s important that appliances are checked regularly. Landlords should also provide a copy of the test to their Tenant. So if your a Landlord or a Tenant, then this is something that will need to be chased up as a priority, a simple check could mean the difference between life or death.

Nick Ratty, head of operations for HSE in the west Midlands region, said: “Carbon monoxide poisoning strikes without warning. You can’t see, hear, taste or even smell carbon monoxide.

“Around two thirds of all fatal incidents would probably have been avoided if gas appliances had been serviced by a competent installer in the previous year.
